5. Can I sublease my room? How does subleasing work?

Subleases are subject to TM5 Properties’ approval. Tenants can NOT allow someone to live in the property without going through the proper subleasing procedure. Any new tenant must submit a complete TM5 Properties application including all forms and application fee. The new tenant is subject to approval by all of the current tenants in the property, as well as TM5 Properties. According to the terms of your property’s lease, you may also be subject to a sub-letting fee of 25% of one month’s rent. This refers to the total property rent, not the tenant’s share or portion. Subletting procedures are evaluated on a case by case basis. Depending on the terms of your agreed-upon sublease, the departing tenant’s portion of the deposit may or may not transfer to the incoming tenant.
