Not all landlords are excited about the idea of taking on tenants with pets, fearing that they will damage the property or leave flea infestations when they move out. It can pose a serious challenge to pet-owners looking to rent. However, there are many property owners who welcome pets and trust the tenants to take proper care and precautions. So how do you go about renting successfully with your pets?

  1. Give yourself plenty of time to look for a property and be prepared to move quickly if you find a property you like that will accept your pet.
  2. House-training is absolutely necessary and obedience-training, for dogs, is an added bonus. Make sure that your pet does not have fleas or ticks or that you are taking the appropriate steps to treating them.
  3. Ask if you can introduce your dog to the property owner. Once they see how well-behaved it is, it will help ease their mind if they were apprehensive before.  It's also important for him/her to know your dog in case they ever have to enter the property without you being home.
  4. Expect to either pay a higher deposit or a separate pet deposit.  Much of this money will be non-refundable and covers the expected wear and tear a pet can have on a property.
  5. Offer to remove and/or fix every trace of your pet's presence when it's time for you to move out. You will sign a pet addendum upon moving in that will most likely include this information. Plan to include a professional, deep cleaning of the carpets, flea treatment if necessary and thorough deodorising.
