Southside Historic Area has become one of the most desired communities in Bryan/College Station. Southside Historic Area boundary streets are George Bush, Wellborn, Holleman and Glade. Some of the better known interior streets are Welsh, Pershing, Lee, Park Place, Fairview, Montclair, Highland, and Suffolk, just to name a few.

Even though there are many historic sites throughout the area, it mainly refers to the homes on Dexter, Pershing, Lee, and Park Place. Around 2006-2008 is when the remodels transformed into homeowners and investors tearing down the older properties and replacing them with newly constructed homes. From South Dexter to Glade (on streets like Pershing and Lee Ave) there are bigger, more luxurious homes. S. Dexter to Wellborn is the redevelopment area with large remodels, luxury rentals for investors, parents of students purchasing homes and Aggie Alumni building game day/weekend homes. No other area in the Bryan/College Station has seen rapid appreciation rates like Southside, not even some of the top neighborhoods in town.

There is still opportunity to purchase modest homes if you have a set budget but still want to enjoy everything Southside has to offer. Wide streets, beautiful decorative street poles and fixtures, and large lots are standard for the Southside Historic Area. When a client wants to be close to Kyle Field and Texas A&M University, but also make a good investment, TM5 recommends Southside. In 2008, when everyone saw a down turn in the real estate market, this neighborhood was still appreciating at approximately 15-18% per year. Last season, all hotels were booked for game day weekends. With A&M’s move into the SEC, Johnny Manziel, and recent Aggie Football success, this will be a continuing trend. Not only are more alumni and students coming to games than ever before, the stadium is about to be renovated to hold more fans, supposedly boasting over 100,000. The move to the SEC also means more opponent fans than ever. These teams travel and bring 10,000 passionate fans of their own to the games who take up hotel rooms. The new Aggie solution to this problem is to purchase a game day/weekend house. The phones at TM5, as of late, are ringing a lot with customers trying to get their piece of this area.

Parents will enjoy the good investment opportunity and its close proximity to Kyle Field, A&M Foundation Building, Association of Former Students Building, and within walking distance of newly remodeled Blue Bell Park at Olsen Field. Following the game, families can tailgate or relax in their own living room and cook a nice meal at home while everyone else fights the crowded restaurants and traffic. Game day/ weekend housing or full time students will enjoy proximity to shopping like Aggieland Outfitters, restaurants, Intramural fields, Reed Arena, west and main campus, parks, and much more.
